WHAT TO EXPECT WHEN YOU LIST WITH
THE BELLAMY TEAM

1. Completed listing with ad for the MLS and publications.
2. The more information you readily provide to us, the sooner your property will go into the system and the sooner it will sell. Ex. - Complete in full the seller's disclosure, along with providing survey, floor plans, appraisal, legal description, POA and/or management company, etc. A list of homeowners and phone numbers is a big help.
3. Ad will go in the new listing section of the Sun News, the Multiple Listing Service, and the internet. Our web site is www.Century21Thomas.com.
4. Photo, sign, lock box will be completed in the next two to three days.
5. Jennifer, my assistant, will mail to you a copy of the listing. Please review the listing. If you have any questions or changes, call Jennifer at 800-249-2100 x 3061.
6. Top area agents will be notified immediately that your property is for sale (via e-mail, fax, or MLS). I will be actively marketing your property by calling 20 to 40 people daily telling them your property is for sale.

HOW SHOWINGS ARE HANDLED:
Showings should begin as early as two to three days. (If your property is priced correctly.) Our office will call to set up appointments, usually Sylvia at 249-2100 x 3020. Easily accessible properties sell sooner! The more showings, the sooner it will sell. Please have your property readily available, neat, clean, with light on, curtains open and apple pie in oven (if a home or applicable). If a lot or land, make sure the property is clear of all debris, bushogged and well groomed.
If someone does not show up or if there are any questions, please call us. If there is interest or an offer, I will notify you. I will not call after each showing. If an agent, or buyer, calls you, remember that I represent you. Ask them to call my office.

THE MARKET WILL INDICATE AS FOLLOWS:
***A. If we have lots of showings and no offers within 30 to 45 days, the market
(Buyers and other Realtors) is telling us that your property is overpriced -
normally up to 8% to10%/
***B. If we don't have many showings and no offers at all, the market is telling
us that we're really overpriced - 12% to 15%.

CONTRACTS AND OFFERS
When a contract comes in on your property, I will phone you as soon as possible. If I am away from the office, Jennifer Edwards, my licensed closing coordinator will call you. (She has successfully negotiated over 1000 contracts.)
When offers come in, they may come in extremely low. Please do not be insulted. We are in a buyer's market. Our job is to negotiate on your behalf to get the buyer to an agreeable price. Please note - negotiation normally stops when either party will not give.
